1. REGISTRATION AND BOOKING

Initial Deposit
For reservations made other than through our website a letter summarizing the prices, dates and conditions of stay is sent to the Customer who has eight (8) days from receipt of such letter to send SARA the deposit, by check drawn on a bank account in France, matching the following:
• Administration Fee: Fifteen (15) Euros for a 4 or more nights stay, or seven (7) Euros for a less than 4 nights stay.
• 30% of the full rental amount and any additional services.
• 100% of subscribed optional insurance, if applicable.
With failure to submit timely payment the Customer automatically shall be deemed to have cancelled the reservation. In any case a reservation can only be confirmed after receipt of the initial deposit (subject to successful bank approval). Following a Rental Agreement shall be addressed to the Client who has eight (8) days to return a duly signed copy to SARA.
For any registration made within 28 days prior to commencement of stay the Customer must provide payment for the full rental amount, any additional services, the administration fee, and subscribed optional insurance.
Payment of outstanding balance
The full amount for rental charges, any additional services, and any subscribed optional insurance is due 28 days before commencement of stay.
In the absence of timely payment for the outstanding balance, Customer will automatically be deemed to have cancelled the stay and cancellation conditions as defined in Article 3 of these Terms and Conditions will be applied.
Internet Reservations
The administration fee is not applicable for bookings made through SARA’s website. The initial deposit – or, for any reservation made within 29 days of commencement of stay, full amount of rental charges, any additional services, and any subscribed optional insurance — as well as the full amount for any subscribed optional insurance are to be paid by the Customer by credit card upon making the reservation online.
The outstanding balance amount is automatically charged 28 days before commencement of stay, except in case of cancellation of stay prior to the direct-debit date, under the terms of Article 3 of these Terms and Conditions.
Accommodation Occupancy
Rented accommodation must not be occupied by a higher number of people than stated in the contract, please note that a baby or a young child accounts for a person. Any additional person will be either: refused entry or subject to additional cost for stay.
Any subletting is prohibited.
Special Requests
Upon reservation, the Customer may express special requests regarding the rental accommodation, such as a particular view or specific location, ground floor, first floor… Non-satisfaction of any such special requests cannot and shall not under any circumstance be reason for cancellation or pretext to claim refund or compensation.
SARA’s receipt of the Rental Agreement, as well as partial or total payment for the stay implies the Clients’ unreserved ratification of the General Sales Terms and Conditions, the Terms and Conditions for Rental Accommodations, the specific types of accommodation, and the conditions for stay.
2. RATES
Our prices are tax-inclusive and encompass accommodation with utilities (water, electricity, heating…) and any additional services as stipulated in the rental agreement. They do not include: cost for optional insurance or the administration fee; payable upon reservation, the tourism tax (bylaw determined charge per day and person, benefitting the local community), the additional costs for pets or parking space; to be settled on-site prior to departure.
Our prices do not include any optional services proposed in our brochures, on our website or on-site.
SARA reserves the right to modify the proposed rates in the event that legislative and/or regulatory changes affect prices (change VAT rates, new tax...).
Discounts
Discounts proposed on our website or in our brochures are only applicable towards the accommodation portion of cost excluding optional services unless expressly stipulated otherwise.
Payment Methods
Payments may be made by check (drawn on a bank account in France), bank transfer, credit card (Visa card, MasterCard, Eurocard, Amex It is advised to send payments by certified and insured mail. SARA cannot be held liable in case of loss or theft of any mailed payment. Any payment made within 15 days from commencement of stay must imperatively be made by credit card.
3. CANCELLATION OR MODIFICATION OF STAY
We want to draw your attention to the fact that services related to the organization and sales of accommodations for a specific time period are not subject to the 7-day cancellation period subsequent to a Distance Sales purchase.
SARA proposes the Client optional cancellation insurance, conditions and rates are available upon request, subscription is strongly recommended.
Any cancellation or modification of stay must be transmitted via certified mail; the receipt date of the mail determines the actual date of cancellation or modification.
You have a cancellation option until the 29th day prior to date of commencement of your stay, should you wish to exercise this option the deposit amount shall be refunded. Administration fees and costs for subscribed optional insurance are non-refundable.
As of the 28th day prior to arrival cancellation or modification of a stay are subject to the following charges that are applied to the total cost (cost of stay rental and additional services as stated in the contract), the administration fee and cost for subscribed optional insurance are forfeited.
- 22 to 28 days before commencement date of the stay: 30 % of the total cost for stay.
-15 to 21 days before commencement date of the stay: 60 % of the total cost for stay.
-8 to 14 days before commencement date of the stay: 80 % of the total cost for the stay.
-Less than 8 days before commencement of the date of stay and no show: 100 % of the total cost of the stay.
No refunds are given to a stay interrupted or shortened by a Customer regardless of the cause (strikes, accident, weather, unemployment...). In the event that SARA would be forced to change reservations of a stay for reasons beyond control, the Client will receive a proposal for a stay comparable in dates and costs. In case of refusal of the proposal, the Client will be refunded in full without entitlement to claim for compensation.
4. THE CONDITIONS OF STAY
Arrival and departure
SARA wants to draw your attention to the fact that failure to provide full payment of costs, despite reminders from our Reservations Department, will result in non-issuance of room keys upon your arrival on premises.
Arrivals and departures must imperatively be at specified times. Room keys must be retrieved after 5pm the day of arrival (Saturday in most cases). The day of departure (Saturday in most cases) the keys must be returned before 10am.
If as a result of a major impediment you could not arrive in time, it is essential to notify the reception desk in your residence, which then will arrange directly with you where you may retrieve the room keys upon arrival. SARA cannot be held responsible under any circumstance for keys that are not retrieved within stipulated times and will not give rise to any compensation.
Any delay upon departure will result in a late checkout fee of fifteen (15) Euros per hour; each commenced hour is charged and deducted from the security deposit (see article 5).
In case of loss of a key a lump sum of seventy seven (77) Euros will be required from Customer to cover lock replacement charges.
Inventory
You must carefully control the inventory list provided to you upon arrival, note any discrepancies, sign, and return it the reception desk within 24 hours. SARA will rectify any inconsistencies as soon as possible.
Housekeeping
You receive accommodation in a perfect state of cleanliness. During the stay, its maintenance is your responsibility and you must return it perfectly tidy and clean, with sheets and blankets folded and empty trash bins.
In the case that housekeeping was not done, or not properly done a charge of fifty two (52) Euros will be deducted from the security deposit (see article 5). This amount will increase to hundred (100) Euros if the apartment is left in abnormal dirty condition or disorder (unmade beds, sheets and blankets unfolded, non-stored dirty dishes, full trash bins).
SARA proposes at additional cost a departure cleaning service for fifty-two (52) Euros. It has to be requested the latest by Wednesday prior to departure.
Animals
Pets are allowed in some accommodations (check with our Reservation Department) insofar as their presence has been specified and agreed upon reservation, and presentation of a rabies certificate. A charge of thirty eight (38) Euros per animal and per stay (or six (6) Euros per night for short stays) is due upon arrival. Any animal classified under the 1st or 2nd category pursuant Law No. 99-5 of January 6, 1999 is not allowed.
Any animal must be kept on leash while on premises within apartment Residence and are prohibited in public areas such as swimming pool, gym…
Problems related to accommodation
Any problems found in the rented accommodation upon arrival must be reported within twenty four hours after retrieving the keys and immediately if the problem occurs later during the stay.
If emergency repairs must be made within your accommodation during your stay, it shall not give rise to any form of compensation.
Re-housing
If events of force majeure beyond our control occur, we reserve the right to relocate a client in another nearby equivalent category accommodation without liability to any form of compensation.
Unavailability of equipment
Events of force majeure beyond our control may render contract proposed equipment or services unavailable (swimming pool, sauna, Jacuzzi, TV...). Such unavailability shall not give rise to any compensation.
House Rules
House Rules specific to your accommodations are provided to you upon your arrival. Thank you for reading and complying with them. SARA may refuse or shorten a Client’s stay if behavior or demeanor is perceived to be disruptive, this without rights for reimbursement.
5. SECURITY DEPOSIT
A security deposit of two hundred fifty (250) Euros per accommodation unit will be demanded from the client upon arrival. It will be rendered within ten (10) days following the end of stay, minus deductions for any required compensation; in the case when an apartment is not returned in perfect state of cleanliness (see section 4), damages to rented accommodation, public areas of apartment Residence, or apartment Residence furnishings.
If the security deposit proves insufficient to cover incurred damage, an invoice will then be sent to Client, requiring payment of remaining portion of costs within eight days of receipt.
6. LIABILITY
We want to advise you that rental apartment Residences do not adhere to the framework of responsibilities required for hotels. Consequently, SARA cannot be held responsible in case of loss, theft or degradation of personal effects in apartment Residence accommodation, parking lot, or public areas (ski storage room, bike storage room...).
The Customer is responsible for all personal belongings (car, baggage, skis, jewelry...) and must handle any necessary arrangements. SARA cannot be held liable for personal effects that are left behind upon clearing accommodation or premises.
It is the Client’s responsibility to be insured against any damage due to personal negligence.
Any information concerning sports and leisure activities proposed in, and by the surrounding areas of the ski resorts are transmitted by the Tourism Office and provided to you for information purpose. They cannot engage our responsibility in cases where an activity no longer exists or is not functioning during your stay. For any additional information pertaining to the daily functioning at the ski resorts, please inquire directly at the concerning Tourism Office.
SARA shall not be held liable for issues caused by the ski resort itself (work undertaken either by individuals or public authorities, shortages of water or electricity, strikes, rowdiness), that may perturb the clients stay.
7. CLAIMS
Any claim relative to a stay in SARA’s apartment Residences must be send via certified and insured mail, within a month following the end of stay. The Client shall be answered by mail upon earliest convenience. SARA reserves the right not to deal with non-timely filed claims.
8. ALLOCATION OF JURISDICTION
In the event of a dispute of any kind, allocation of jurisdiction expressly lies with the Commerce Courts of Justice in Paris, regardless of the sales conditions, method and place of accepted payment, even in cases pertaining to appeal in warranty by a number of defendants. Rights and obligations of all parties are exclusively governed by French law.
